With the current rise in home foreclosure, there has also been a rise in the number of scam artists out to take full advantage of people willing to do or give anything to save their homes. Whether it be commercial or home foreclosure, it is absolutely essential that you learn to spot and avoid foreclosure scam. Generally, when someone is hit by a scam they will never see their money again which means they just went from one bad situation to an even greater one.

Falling for a scam can prevent you from catching your loan back up to date, so learn to avoid foreclosure scam artists before they hit you. It doesn’t matter who you are or how educated you are, you can be scammed if you are in a desperate situation looking for help. To recognize and avoid foreclosure scams you must have your guard up all the time. Be aware that your foreclosure court records can be accessed by anyone, which enables them to trick you into thinking they want to help or even that they are there in behalf of your mortgage lender.

What to Do When They Contact You

First of all, it is not wise to trust someone who suddenly calls or shows up offering help and you know for a fact you did not contact them first. It is extremely rare for a legitimate business offering help to contact anyone first. They do not have the time or resources to make telemarketing calls, so anyone that reaches you in this manner should be suspect. Make sure to take their name and all contact information and do an extremely in depth analysis of their company and offerings before you trust them. Avoid the foreclosure scam by checking into what they are really about and if you find them to be a scam, make sure that you are reporting them.

Once you are sure that you can avoid the foreclosure scam, reporting that company or organization to the proper authorities is something that should be done. One phone call to report can help others avoid the foreclosure scam that could lead to them losing their homes. In the end you want to make sure that you are not only protecting the best interest of yourself and of your family but other people as well because no one deserves to be taken advantage of.
